Unhappy No renters

Well, my renters fell through, and now I am discussing with my mortgage company and other third party companies to find out what my best option is for getting rid of this thing.

Do I foreclose and risk not being able to get a 'decent' place to live because renters will see on my credit this foreclosure for 7-10 years down the road?

Do I 'short sell' and end up paying thousands of unavailable funds on the income taxes that are billed to me from the difference of the actual mortgage amount, and the new buyers low price?

Do I file for a 'deed-in-lieu'? (whatever the heck that means!)

So many options that significantly impact my credit, and no money to save my credit. LIFE IS GRAND! Not that this is a huge deal to anyone but me, I'm just venting some frustrations.

Well, I would love to live there, but you see we moved because we could be closer to work, school, and general social excitement. The only reason we moved when did was because we had 'buyers', and we had a closing date, and everything was setup and ready for them to take it over. Then we got a call the morning of the closing, and we got word that their loan company found a discrempancy on their loan application, and they pulled the plug. We had already moved out, and signed a 1 year lease agreement with the apartment complex we are with now. We tried to find renter, which we thought we had, until just a few days ago when they called saying they couldn't take it.

As you can see, it is a huge headache! You might say we jumped the gun by getting out of there earlier than when they signed the contract, but you see, once they sign the contract, it is theirs. We didn't have time during that month to get our stuff out of their on the day, or even week, of closing. I figured that since it hadn't been canceled yet, then the loan company must have looked over everything, and decided to loan them the money. I guess they were slackin', and now I'm the one who's payin'.

So yeah, that is why. Heh.

Aw that sucks dude. I dunno about asking for help on the SF forum.. We are.. well.. retarded. Have you consulteded a paralegal/someone who knows/jesus on what you should do?

I know the account numbers of some un-globally banned greifers we could send round to anyone who's unwilling to give you credit. Otherwise, i'm not sure the SF community will be able to do squat...

Not as much 'help' as most would see it, just an ear that will listen to my ranting about a declining situation. Which, strangely enough, is help in itself! You know, the whole, getting rid of stress stuff.

I know what you meen. I have a forum for that stuff. Well, I did, but this girl I fancy happens to have joined up, so i can't talk about her or her freinds any more XD

Well, I can't rent out a rented apartment, because it isn't mine. I would first need to get permission from the land lord here, and I don't think he would appreciate someone renting out his rented apartment. Plus, the place we are trying to get rid of is an hour north, and we have two cars, but only one that could make that long trip daily. My wife and I both go to school down here, and work down here, so we would be spending our whole day down here anyways.

No, I'm afraid I wish it was right now! But it is about as far away from Texas as possible: Cambridge, Minnesota
